Home Information Packs

HIPS

 

All properties marketed for sale from the 14th December will require a Home Information Pack (HIP). This will include:

 

 

On leasehold a copy of the lease is compulsory.

 

Other documents such as the Home Condition Report, Legal Summary, Home use/contents forms and non standard searches are optional but may speed up the process.

 

A HIP should reduce, for the seller, the likelihood of any surprises that could delay the sale. 

 

For the buyer the Pack provides essential information about properties free of charge.

 

We provide complete Home Information Packs. These will be supplied by trained Energy Assessor and solicitor working in tandem.

Energy Assessment

 

Energy Assessments are a mandatory part of the HIP and will only be carried out by accredited and suitable qualified Domestic Energy Assessors (DEA) and Home Inspectors.

 

DEAs collect data on construction, dimensions, energy sources, heating, insulation, lighting, windows and will use this to produce an Energy Performance Certificate (EPC).

 

The EPC will rate the property’s energy efficiency on a scale of A (very efficient) to G (very inefficient). The EPC will also give recommendations as to how to improve the property’s efficiency and information on renewable energy.

 

We produce Energy Performance Certificates (EPC) at competitive rates with dedicated experts carrying out the assessments at a time to suit you.

Premium HIP

 

We offer our unique exchange and completion ready HIP. We put these HIPs together in conjunction with the Property Search Group:  http://www.psgonline.co.uk/  The aim is to ensure your property is ready for a quick exchange and completion. This caters for situations where speed is of the essence, you want to guarantee your sale will go smoothly, offering the purchaser an added incentive to buy your home and reducing some of the tension associated with selling a house or as tool to secure your sale.

 

The Premium HIP means the purchaser’s solicitor is presented with all the documentation needed to facilitate an exchange of contracts and complete the sale. The process can be undertaken as quickly as you deem necessary and your purchaser's solicitor can work.

 

This is, we believe, the only exchange ready HIP on the market in our local area, Surrey, and North East Hampshire. This HIP appeals to the discerning vendor who would like to make the sale and move from their current property, as quick and painless as possible. It also appeals to the vendor looking to increase the saleability of their property in the current uncertain climate.

 

The Premium HIP will include:

 

  • Home Condition Report (incorporating the current EPC)
  • All title information required to sell the property
  • Chancel Check
  • Common Land Optional Enquiry
  • Contract of Exchange
  • Environmental report: Contamination, ground stability and flood
  • Home contents form
  • Home use form
  • Plansearch Plus (all date within a 250m radius of the property including information about crime, local amenities and schools)
  • Rights of way
